Commercial Demolition Is Won On Paper First
This is the checklist we walk through with new commercial clients before pricing a job. Property owners and general contractors who arrive with these items handled get a firm schedule instead of a range.
The Seven Item Checklist
- Hazardous materials survey. Any building older than 1980 needs an asbestos and lead survey before demolition. Testing is cheap; discovering it mid-demolition is not.
- BAAQMD J number. Bay Area Air Quality Management District notification must be filed at least ten working days before work starts. This is a hard deadline, not a courtesy.
- City demolition permit. Application with site plan, scope and contractor license. Lead times vary by jurisdiction and we track each one.
- Utility disconnect letters. Gas, electric, water and sewer, each in writing. Verbal confirmation is not accepted at inspection.
- Insurance requirements. Certificates of insurance naming the right parties, with the limits the property owner or lender requires.
- Diversion targets. If the project reports C and D recycling for LEED or a municipal requirement, define it before the first load leaves.
- Tenant and neighbor notice. Occupied buildings and shared walls need a communication plan and often off-hours work windows.

How far in advance should we start the permit process?
Six to eight weeks before your target start is comfortable for most East Bay jurisdictions once the BAAQMD ten day notice and utility letters are factored in.
