We take the whole front end of the job · from standing structure to a graded, inspected, build-ready pad. One sub, one scope, one set of tickets.

  • Structural demolition · full and partial teardowns, residential and commercial, including foundations, stem walls and below-grade structures.
  • Interior and soft demolition · selective strip-outs, tenant improvement demo, non-bearing walls, ceilings, flooring and MEP rough-out coordination.
  • Foundation and slab removal · slabs on grade, footings, basements, old pier systems, driveways and flatwork broken out and recycled.
  • Excavation and trenching · over-excavation, utility trenching, footing trenches and cut-and-fill, with USA North tickets called before we break ground.
  • Grading and compaction to spec · finish grade to your engineer’s drawing and compaction to the relative-compaction number the geotech calls for.
  • Pool removal · partial or full, including engineered-fill work where the ground has to stay buildable for a future structure.
  • Site clearing · brush, trees, stumps, overgrowth, old fencing and abandoned structures cleared off the parcel.
  • Debris hauling with documented diversion · sorted, weighed, receipted and reported so the diversion requirement is closed out, not argued about.

Before We Start

  • Certificate of Insurance · with your entity named as additional insured and a waiver of subrogation endorsement on request. Limits are stated on the certificate itself.
  • W-9 · current, signed, matching our legal entity name.
  • CA Contractors State License #1122603 · verifiable through the CSLB license lookup.
  • Cal/OSHA compliance · including §341 permits where a structure exceeds 36 feet or a trench or excavation five feet or deeper will be entered, and §1735 utility shut-off, capping and hazard survey before demolition begins.
  • USA North 811 tickets · called at least two working days before excavation, valid 28 days, with the ticket number on file.
  • Waste Management Plan · filed through the Green Halo portal before permit issuance where the jurisdiction requires it.

When We Demobilize

  • Weight tickets · facility name, date, origin, material type and quantity, matching what the report claims.
  • Waste Management Report · the completed post-job diversion report with receipts, filed through Green Halo, showing the 65% CALGreen minimum met or exceeded.
  • Compaction reports · where a soils engineer is involved, testing by an accredited firm and a final report from a licensed civil or geotechnical engineer.
  • Permit and inspection records · demolition permit, BAAQMD notification and sign-offs handed over as part of closeout.
  • Utility disconnect confirmations · PG&E releases and sewer cap documentation, with caps left visible for final inspection.
  • Site photos · before, during and after, timestamped, so there is no argument about existing conditions.
⚠ The one that stops jobs

BAAQMD Regulation 11, Rule 2 requires notification for any plan to demolish a load-supporting structural member · regardless of asbestos content, age or size. Notification is due 10 working days before start, reducible to 72 hours on dwellings of four or fewer units with an added fee. The start and end dates on that J number are confirmed dates, not a window. If your schedule moves, tell us · a revision is easy, a missed date is a violation.

Plans In, Questions Out

We review the demo plan, the site plan, the geotech if there is one, and the schedule. If something is unclear we ask before bid day, not after award. If a scope gap will bite you later, we flag it in writing.

Site Walk Where It Matters

For anything with access constraints, hillside staging, adjacent structures or unknown below-grade conditions we walk it. A hillside El Cerrito lot and a flat Hercules lot with the same square footage are not the same job.

Fixed Scope, Itemized

Structural demo, foundation removal, excavation, grading, hauling and disposal are broken out as separate line items. You can move a line to another sub or defer it without renegotiating the whole number.

Exclusions Written Plainly

Hazardous material abatement, unknown below-grade obstructions, contaminated soil, permit and agency fees, engineered fill import and after-hours premiums are called out explicitly. You will never find an exclusion buried in a footnote.

48-Hour Turnaround

Standard turnaround is two business days from a complete plan set. If you’re closing a bid tomorrow, say so in the subject line · we work bid-day requests ahead of everything else when we have enough information to be accurate.

Award, Contract, Mobilize

We sign your subcontract, deliver the COI and W-9, confirm the permit and notification status, and lock a mobilization date. From award to boots on site is usually a matter of days once the permits are in hand.

Scheduling & Coordination

We Run On Your Schedule, Not Ours.

Demolition sits at the front of the critical path, and everything behind it · grading, foundation, framing, inspections · inherits whatever we do to the calendar. So we plan the handoff, not just the demo.

  • One point of contact. Your superintendent gets a phone number that answers, not a dispatch queue.
  • Permit clock started early. BAAQMD notification and the demolition permit go in as soon as we have the go-ahead, because the notification period is the long pole, not the machine time.
  • Staging agreed in advance. Where the machines sit, where the trucks stage, which route the haul takes and where the protection goes · decided before day one.
  • Neighbor and tenant management. Dust suppression, storm drain protection, noise windows and notification handled so complaints don’t turn into a stop-work.
  • Phased demo when you need it. Take the back half now and the front half after the tenant vacates, or clear one building at a time on a multi-structure site.
  • Daily updates. Photos and a status line at the end of each day so your schedule updates itself without a site visit.

What We Need
From You To Bid It.

Six items turn a rough guess into a hard number. Send what you have · we’ll tell you fast if something is missing.

  • Plans · demo plan, site plan and any architectural or structural sheets that show what stays and what goes.
  • Site access notes · gate widths, driveway grade, overhead lines, neighboring structures, where a truck and trailer can actually turn around.
  • Geotech report if available · it tells us what’s under the slab and what compaction spec we’re grading to. Without it, engineered fill is an exclusion.
  • Target dates · bid due date and the mobilization window you’re building the schedule around.
  • Jurisdiction · city or unincorporated county. It changes the permit packet, the diversion program and the disposal facility.
  • Who pulls the demo permit · owner, GC or us. Say it up front so it isn’t sitting in two people’s exclusions.
Trade references

Prequalifying us? Ask and we’ll send current trade and supplier references, plus recent projects in the jurisdiction you’re building in. We’d rather you call them before you award than after.

Subcontractor Questions

Do you carry additional insured?

Yes. We add your entity as additional insured on the certificate, and we’ll include a waiver of subrogation endorsement on request. Send us your insurance requirements exhibit with the subcontract and we’ll have the certificate issued before mobilization · not the week after we’ve already been on site.

What are your insurance limits?

Current limits are stated on the certificate of insurance, which we provide on request. Rather than publish numbers that can go stale between renewals, we’d rather send you the live COI so your risk department is reading the actual policy terms. Ask at bid time if your contract has minimum limits we need to meet · if there’s a gap we’ll tell you before you award, not after.

Do you do prevailing wage or public works projects?

Public works capability needs to be confirmed project by project. If your job is prevailing wage, publicly funded or subject to DIR requirements and certified payroll, tell us in the bid invitation · the wage determination and the reporting obligations materially change the price and the administrative load, and we’ll confirm what we can take on before we quote it. Do not assume a private-work number carries over to a public works scope.

Will you sign our subcontract?

We sign GC subcontract agreements as a matter of course. Send yours with the bid invitation or at award and we’ll review it, flag anything that conflicts with our written scope and exclusions, and get it back signed. The usual discussion points are indemnity language, retention, payment terms and who carries the permit and agency fees · all easier to settle before mobilization.

What’s your bid turnaround?

Standard is 48 hours from a complete plan set. Simple scopes · a slab, a garage, a driveway, a strip-out with dimensions · often come back same day. If you’re on a bid-day deadline, mark it in the subject line and call after you send it; we prioritize bid-day requests as long as we have enough information to be accurate. We will not send a number we can’t stand behind just to hit a clock.

Do you self-perform or sub it out?

We self-perform demolition, foundation and slab removal, excavation, grading and hauling under one scope and one point of contact. The work we bring in specialists for is the work that legally requires separate certification · asbestos and lead abatement, for example, which in California requires specific licensing for work involving 100 square feet or more.
