The homeowners who have a bad summer are the ones who wait for the notice. By then everyone is calling the same contractors at the same time, and the schedule that was open in March is full in June.

What Inspectors Actually Check

Requirements vary by district, but the pattern is consistent across Contra Costa County. Inspectors are looking at zones radiating out from the structure, and at whether fire has a ladder to climb.

• Zone closest to the structure. Dead vegetation gone, nothing combustible against siding, clear under decks
• The wider zone. Grass cut low, brush thinned and separated, dead material removed
• Ladder fuels. Tree limbs raised away from ground vegetation and away from roofs and chimneys
• Access. Driveways and turnarounds clear enough for an engine to reach the property

The one people miss is ladder fuels. A perfectly mowed lot still fails when brush touches low limbs, because that is the path fire takes from the ground into the canopy.

Clearing An Overgrown Lot Properly

There is a difference between mowing a lot and clearing it. Mowing knocks the top off and the same growth is back in six weeks. Clearing takes the material out: brush, stumps, root balls, and the debris and old structures that always surface once the vegetation is gone.

On the East Bay lots we work, grubbing stumps is what makes the clearing last through the season instead of through the month. It costs more on day one and saves a second mobilization in August.

Where The Green Waste Goes

Everything we clear leaves the property. Clean green waste is chipped or hauled to composting facilities, wood is separated for recycling, and any debris or old structures that turn up go out with documented disposal.

Nothing gets piled at the back of the lot to deal with later, which matters, because a brush pile is exactly the fuel load you just paid to remove.

Schedule Backwards From Your Inspection Date

The practical advice is simple: tell us your inspection date and we schedule backwards from it. Deadline jobs get priority, and spring booking gets you a choice of dates instead of whatever is left.
